As a practicing NC licensed home inspector, I often inspect homes with costly issues just below the surface. Most home buyers are heavily invested in a home before calling me; some may stick with a defective home rather than lose hundreds or thousands spent on appraisal, inspection, travel, etc. For my brokerage clients, I can usually identify many of a home's visible & concealed defects before clients invest their time and money.
Negotiations
My method is a lot simpler than you might think. Many sellers interview multiple agents when planning to sell, and some may choose the agent who promises the most (regardless of basis). By thoroughly researching a property before advising on price, I'm able to recognize and present the truth (how simple is that?). I believe my approach benefits everyone.
First Time Buyers
I truly enjoy working with focused and cautious home buyers. While there are many pitfalls in the affordable price ranges, there are also promising properties that are under the radar or easily recognized but quickly snapped up. Buyer caution usually results in missing several special properties, but that’s OK. My belief is that any client needs to achieve their personal learning curve before recognizing their home, and being comfortable moving forward.
Relocation
Transition can happen quickly or over an extended period, in any case local knowledge is key. After considering my client’s unique goals, my approach is to arrange a tour with a sampling of communities & home types. By carefully selecting and presenting homes, I help my clients to accurately narrow their search to a few homes or communities. I’m usually surprised at how quickly clients can find their home.
Beach & Vacation Property
I’ve practiced as a broker from offices in Wrightsville, Kure and Carolina Beach. Each community offers something special and there is always a gem that’s being overlooked. Sometime we uncover gems by presenting a seller with evidence of their home being significantly overpriced, getting to a listing first, or digging out a former listing. In any case, care is always taken to explain special risks that may be associated with a property.
Waterfront Property
As a retired marine contractor, I’m often hired-referred by attorneys, estates, and real estate agents to help their clients clearly understand the potential of select shoreline properties. Clearly the value of waterfront property is in the location, views, and access (piers, slips, deep water, etc.). Wouldn’t it make sense to work with an expert from the start?
